What is the role?

This position will be responsible for setting up and processing for First, Second, HELOC's and Conventional Mortgage Loans with a strong emphasis on construction to permanent loans. Processor is responsible for providing quality customer service by obtaining the necessary documentation for underwriting the loan file, ordering third party documentation, communicating directly with the member and/or loan officer in a professional and effective manner to obtain necessary documentation, and provide property disclosures as required by local, state and federal regulations. Perform duties according to established department procedures and adheres to Credit Union policies. Incumbent shall be fully experienced and capable of performing functions with minimal supervision and capable of handling complex situations with professionalism and diplomacy.

What will be expected of me?

* Obtain and assemble complete loan package in proper order for underwriting. Verify all required documentation (pre-underwrite) the file.

* Verify the application is complete and accurate. Verifies documentation submitted and identifies any potential issues that may arise in underwriting.

* Performs a thorough review and analysis of borrower's credit, employment, income and assets before submitting the file to underwriting. Prepares the 1003 and 1008 and ensures the accuracy of all the information printed on said documents. Responsible to hand over a completely documented file to the underwriter which is ready for approval or denial.

* Directly communicates with the Loan Originator, customer and underwriter in order to obtain initial and missing documentation required to qualify for the loan, including but not limited to income information, asset information, credit authorizations, trust agreements, purchase agreement, etc.

* Reviews loans for compliance within RESPA, TRID, HMDA, Reg B, etc (all mortgage related regulations). Prepare proper disclosures as required by regulations.

* Communicate with various companies to obtain documentation

* 0ion including but not limited to Flood Certificate, Title Commitment, Homeowners Insurance and payoff information. Verify vendor orders are complete and invoices received, and all are in the member's file.

* Manage pipeline by reports within allotted turn-around times, contract deadlines and Westerra Service Level Agreements.

* Documents all communications related to the loan applications in the Loan notes

* Consistently demonstrates the Westerra Way Experience and complies with all policies and regulations

* Other duties as assigned.

What am I bringing?

Experience/Education:

* 2+ years' experience in residential mortgage processing with Conventional purchases and refinances

* Requires ability to process construction to permanent loans from inception, budget review and draw review to close

* Experience with FHA and VA strongly preferred

* Associate degree or equivalent in experience

* Knowledge of RESPA, TRID, HMDA, Reg B and Reg Z requirements

* Working knowledge of mortgage lending and consumer loans desired

What is the work environment like, and are there physical requirements for this role?

* Dispersed flexible team environment both on Westerra campus and remote

* Works primarily at desk

Salary: in addition to the starting hourly rate of $20.10 - $25.13, this role is also be eligible for a monthly variable pay plan.
